Do Cash Buyers Get Better Deals?

Are you searching for Scottsdale foreclosures?  Confused about where to find foreclosures and why there seems to be so many vacant homes, but not so many on the market?  Maybe you’re thinking that only cash buyers get good deals or that you have to buy homes at the auction.  

Lender owned properties (often referred to as foreclosures), have already been through the foreclosure process and the trustee sale has been completed.  Less than 5% of the homes that are sold at the trustee sale are bought by investors.  Most of them go to the beneficiary (the lender).  The lender then assigns the properties to asset management companies who turn them over to real estate brokers to market the properties.  So if you think that there is some sort of “foreclosure” list out there that you need to buy you are mistaken.  All of these homes are on the Multiple Listing Service that your Realtor has access to.  Sure you can go directly to the listing agent to make an offer, but why would you want to.  After all, the listing agent works for the bank not you!
