How to Find Foreclosure Property

There is no secret list of foreclosures for sale out there that investors have access to that you do not.  All real estate agents in Arizona have access to this list of bank owned homes that are fore sale through our MLS access.  Do not pay for a list of pre-foreclosures, so that you can contact people facing foreclosure and attempt to buy their home either.  In Arizona this is called a “notice of trustee sale” and it is public record that you can locate at the county assessor’s site through the tax records for the property.  You may also consider having your trusted Realtor, Curt Baumgarth, provide you with this info.  The most important quality to look for in a buyer’s agent is not negotiation skills or even experience.  What buyer’s desire most is someone who will point out any deficiencies and potential defects of a property (especially a bank owned home that is being sold as is).  You can rest assured that if I notice something during a viewing I will let you know.  I will question the listing agent as well to find out if they have any information regarding the home that they should disclose.  I will recommend competent home inspector’s to you and go one step further and attend your home inspection with you.  Buy lender owned homes from someone that won’t sell you a lemon!
